Joe, I checked with all the investors in the Registry, and with just a couple of exceptions they all said they work with note finders as long as they are in direct contact with the note seller. They will handle all the dealings with the note seller, get the documents, handle the closing, pay for title, credit check, etc., and when the note closes they will pay you a pre-negotiated finder's fee. But I encourage you to become a note broker ASAP. You will likely make a lot more money.

The PAPER SOURCE REGISTRY OF INVESTORS has the company names, contact name(s), phone and fax numbers, e-mail address(es), website, where geographically each company buys notes, what kind of notes they buy (the collateral, e.g., single family houses, raw land, commercial, business notes, boats, etc., etc.), the minimum and maximum dollar amounts they will invest in one note, whether or not they buy partials, simultaneous closings, portfolios, their maximum and minimum for portfolios if they buy them, and whether or not they lend money.

The REGISTRY is not a list of lenders, other than the information about note buyers who also lend money.

Does your directory contain just the names, contact information of buyers of seller financed cash-flows only? Or, does it also contain the names and contact information of lending institutions such as banks and finance companies?
