7 Questions On The Cash Flow Note Business

Dear W.J. Mencarow,

Thank you for the Lesson 1 (in the free e-course); and, I am very interested in making
money through brokering/investing in cash flow notes. I am a recently retired
attorney who specialized in Wills, Trusts and Estate Planning in Colorado
Springs, Colorado. I have owned single family rental properties most of my
life, and currently own 3.

I own a RE promissory 1st TD on property I sold some years ago.
So, I am more than 1/2 way toward knowing enough to broker cash flows.

Though I am willing to spend 80% of my time marketing, I am greatly
interested to know who might be a purchaser of the notes. If a list of
investors was available, I would not have to struggle to create both sides
of the transaction.

So, my questions are, if I can cut to the bottom line:

* Are there legitimate institutions and/or people who might invest across
state lines?

* Are lists of such investors available for me?

* Do you act as a co-broker, seller of lists or just as an educator?

* What would be an appealing interest yield, discount rate or ROI for a cash flow note
investor?

* Does a practical range of principal note investment exist?……i.e.
perhaps $15,000 to $500,000?

* It seems to me that the bulk of real estate note deals would be in California,
Florida, Arizona and Texas, don’t you agree?

* What would be the total cost of your entire program and education?

There are only a few note investment firms that buy nationally or regionally. We have a list of most of them, called The Registry of Note Investors.

* Do you act as a co-broker, seller of lists or just as an educator?

We sell the list as part of our subscription to our monthly print publication THE PAPER SOURCE JOURNAL. We don’t get involved in the note transactions; you would contact the investors directly. We’re essentially a source of education.

> Currently yields start around 10% for the best notes (o-occ firsts on SFRs, excellent credit and pay history, etc.)

That’s about right. I just scanned the minimum and maximum investments specified by the investors in the Registry, and most fall within that range. Some go to $1 million.
