I own some mineral rights in Texas. Every so often I receive an offer to buy them. Here’s one I saved. It is one of the most creative, eye-catching concepts I’ve ever seen, and one that could work wonders for you in getting your offers accepted. Obviously it will have to be rewritten for a note purchase, but the ideas are all here. This is the cover letter:

Please note, it is possible to divide a royalty decimal interest if so desired. For example, if you currently hold 0.0003450, that could be split into halves (1/2) or 0.0001725-1 it is also possible to sell an entire royalty portfolio if you desire.
If this meets with your approval, please sign the Conveyance before a Notary Public and take it with the Draft (enclosed) to your bank for collection within the next two to three weeks,

Yes, they are making the offer in the form of a bank draft! They even explain they can buy partials and portfolios. (Of course, they made a small error. I haven’t died yet, and I haven’t been able to figure out how to be administrator of my own estate, although I’m working on it.)

The final part of the package is the conveyance. Rather than sending a long, complicated contract, they send a half-page conveyance. Again, this is for purchase of mineral rights, but it could easily be written for a note purchase:
